New Commercial Roofs

Commercial building roof performance depends on three things: the material selected, the installation technique and the installation company. Whether you are replacing your current roof or installing one for the first time one of the first decisions you will have to make is on the material.

One of the most popular commercial flat roofing systems is a Thermoplastic Polyolefin (TPO) flat roof. TPO is an extremely durable single-ply material that is resistant to ultraviolet, ozone and chemical exposure. TPO roofs can last 20+ years with the right maintenance plan and fair well in harsh environments subject to high winds and chemicals. TPO is also highly heat resistant so it does a great job of keeping heat in and your heating and cooling costs down. TPO requires experienced contractors, like us, to install it correctly.

EPDM rubber roofing is another popular choice. It is also very durable, though not quite as much so as TPO, but it is less expensive. It is also easier to install and repair than most other types of commercial roofing systems. EPDM is resistant to weather and sunlight just like TPO roofing but absorbs more heat so it will cost more to heat your building if you decide to go with EPDM.

Modified bitumen or torch applied membrane roofing is a long-lasting material with an average life span of 20 years, and it can last even longer with just basic care and maintenance. This roofing system is also one of the strongest commercial roofing systems, and can withstand both low and high temperatures thanks to its polymer modification.

Modified bitumen roofing is made of polymer-modified bitumen reinforced by several layers of fabric, which can either be polyester, glass fiber or a combination of both. It can be applied using conventional installation methods or self-adhered. Atactic polypropylene bitumen roofing is a popular choice for new commercial roof construction. This uses a thermoplastic polymer that gives the asphalt a plastic-like quality, allowing it to better resist water and UV light exposure. Styrene-butadiene-styrene is another kind of bitumen roofing and features an adhesive backing to the membrane.

Modified bitumen is also versatile because you can add more sheets of polymer material to boost its physical and elemental durability. As a result, roof repairs are easier since they typically just involve adding another layer to the bitumen roofing.
