Special Considerations for Industrial Buildings
Industrial flat roofs differ in a few ways from commercial, residential and institutional flat roofs which often have to cover different levels and shaped buildings that are conjoined together (such as a shopping mall), and thus essentially each section is its own roof. Industrial flat roofs on the other hand generally cover a larger surface area and don’t have the same segmentation considerations.
However, this doesn’t mean industrial flat roofs are easier to install than flat roofs for other types of buildings, simply that there are different issues to handle. One obvious concern on a roof with a large square footage is drainage. The design of an industrial flat roof drainage systems has to be well thought out, as the problems that arise with water pooling over a large surface area can be disastrous. When you have a flat roof for and industrial building you will want to maintain it properly. This will prevent all whole host of problems from leaks and pooling to cracking and blisters. You can do this by doing regular inspections and having a scheduled maintenance plan. Most maintenance plans perform routine maintenance twice a year in the spring and fall. Maintenance is also recommended after a harsh storm or more frequently than twice a year if you live in an area with a particularly extreme climate.
